Quay Quarter Tower, Sydney
Quay Quarter Tower (QQT) at 50 Bridge Street, Sydney, was a 43 level office tower in Sydney’s Circular Quay precinct.
AMP’s planning for refurbishment of the building commenced in the mid 2000’s culminating in an international design competition. The winning design by 3XN required the front of the tower to be removed back to the lift core and then extended out toward the harbour with a series of 5 interconnected volumes or “vertical villages” over 54-storeys including basement levels, offering some 90,000 square metres of premium-grade office space, nearly doubling that of the existing tower. The tower also now features the latest in commercial office technology and services.
In 2017, HSB were commissioned by an investor to undertake extensive due diligence services in relation to the existing tower as well as the proposed development technical solution as part of the acquisition process. This is typically the most complex type of due diligence given the majority of the building was yet to be constructed or refurbished. The commission included the direct provision or coordination and risk management review of specialist consultant reporting for respective disciplines as follows:-
